America's wealthiest residents are increasingly abandoning traditional luxury enclaves in New York, Los Angeles and Chicago, fueling an extraordinary real estate boom in an unlikely corner of the South.

Nashville, Tennessee, once best known for country music and Southern hospitality, is rapidly transforming into a playground for multimillionaires, complete with sprawling estates, exotic supercars and exclusive private clubs.

Sales of Nashville-area properties ranking among America's most expensive 1% have tripled since 2017. The national threshold for that exclusive category reached approximately $3 million in 2025, according to a deep data dive by Bloomberg.

Prior to the pandemic, Nashville's most luxurious properties sold at a substantial discount compared with elite real estate elsewhere in the country. Yet, the price advantage has all but disappeared as wealthy buyers pour into the region.

One particularly extravagant estate near Franklin, Tennessee, recently hit the market for a staggering $34.8 million. The sprawling property features more than 122 acres, a 13,000-square-foot mansion, four barns and extensive equestrian facilities. Additionally, $33.5 million penthouse at Nashville's Four Seasons tower has attracted interest from prospective buyers as far away as Dubai, Bloomberg reports.

"Prices have just jumped," Jamie Parsons, a high-flying real estate agent, said. "I know a property that sold in 2021 for $6 million. In 2026, it closed for over $18 million - and if they did any work, it wasn't much."

The flood of new money is also reportedly supercharging Nashville's luxury scene.

At 111 Motorcars, an exclusive automobile storage facility south of Nashville, more than 120 customers house prized vehicles, including Lamborghinis, Porsches and ultra-rare Pagani supercars.

"The super rich are displacing the merely affluent," said Richard Florida, a professor at Vanderbilt University, said. "That makes the merely affluent - at least to themselves - seem poor. They're saying, 'I used to be on top of my world, now I'm a schmo.' To the outsider, of course, all of them look rich."

Tennessee's lack of a state income tax, abundance of land and booming corporate economy have turned the region into an increasingly irresistible destination for wealthy Americans looking to escape the high costs and heavy tax burdens associated with major coastal cities.
