随着 Case-Shiller 指数显示美国一半大城市的现房价格出现下跌，且在经历了连续两个月的强劲需求后，全美房地产经纪人协会（NAR）报告称，4 月份新房销售额环比下降了 6.2%（降幅几乎是预期 3.2% 的两倍）。3 月份 7.4% 的环比涨幅被大幅下调至仅增长 3.4%，这导致新房销售整体处于下行状态。总的来说，新房销售在过去四年里实际上毫无进展……看来较低的抵押贷款利率对促进新房销售毫无帮助…… 最后，尽管现房价格有所下降，但新房价格中位数同比上涨了 2.2%，达到 422,500 美元；平均售价为 508,800 美元。这是自 2019 年以来新房价格中位数环比涨幅最大的一次……这对住房负担能力而言并非好消息。

Overall, new home sales have really gone nowhere for four years...

It seems lower mortgage rates did nothing to help new home sales...

Finally, while existing home prices are lower, median new home price rose 2.2% y/y to $422,500; average selling price at $508,800.

This was the biggest MoM jump in median new home prices since 2019...

Not great for affordability.
